CITY: Chattahoochee Hills

A key outcome was Georgia’s first Transfer of Development Rights (TDR) program, which redirected development from 40,000 one-acre lots into three compact villages and hamlets, including Serenbe, the first prototype village. Farmer D played a role in technical review, master planning, and creating implementation tools that optimize the interface between village development and protected greenspace. This pioneering effort set a model for conservation-based community planning, balancing environmental stewardship with sustainable, walkable village design.
