Located within an approximately 1,000-acre conservation district, the roughly 100-acre Rico Crossroads village concept includes a new town center with city hall, market square, housing, commercial uses, parks, and a working farm. The plan is designed to support civic life, local food, community gathering, and responsible growth while preserving the surrounding rural landscape.
The work included concept planning for the village center, including civic uses, market square, housing, commercial areas, park space, and a farm component.
Farmer D & Co also helped shape zoning strategies for the Rico Crossroads Village Conservation District to support compact, village-scale development within a larger preserved landscape.
By concentrating growth into a walkable village center while protecting the surrounding conservation landscape, the project offers a model for communities seeking to preserve farmland and rural character while still planning for long-term civic and economic vitality.
“Daron Joffe and Farmer D & Co. were instrumental in helping Chatt Hills realize a farming-forward vision for the historic Rico Hamlet area and for the city as a whole. The result was a grounded, implementable model that integrated agriculture, land stewardship, and community form in a way that felt authentic to place.”
